Tired of trying to sell your home?

 There are many reasons why the marketing of a property fails, many of which can be effectively addressed. The following are the most common

 · External (street) showing Condition

· Priced above what market will allow

· Internal Showing Condition

· Lack of Internet Saturation

· Poor Marketing Presentation (photos, verbiage, etc)

· Lack of Target Marketing

 

Since your MLS Listing has expired I would like to talk with you about those variables that can be optimized in order to increase the odds of selling your property in the least amount of time and for the most money.

Hopefully your previous agent has informed you that both your marketing and MLS exposure has ceased, either having expired or been withdrawn and that your agency agreement with them may have concluded. Expect the unexpected in Real Estate

When buying, selling, owning, or renting Real Estate in Lancaster County Pa or anywhere for that matter. Expect the unexpected in Real Estate, If you’re not, you’re setting yourself up for disaster.  When buying homes that are older, examine and/or test the utilities going from the street to the home. Without digging up everything there is really no way to know what’s really going on under there. If you feel there maybe an issue because the home has, a wet basement, really green patches in the yard, water leaching through a wall or maybe an odor or dampness. Right then and there you should consider getting an specific inspection on the problem area. Although there really is no way to fully know if there’s an issue, you can have certain tests performed to take precaution against potential future expenses.

Sometimes even the best test cannot protect you against the unknown, so sometimes you just have to take the plunge. Just know this, if you have a question or a concern you can always call me if you don’t already have a realtor in Lancaster Pa. Take a look at the pictures below. A property of mine in Lancaster City I recently had to have the sewer line dug up out front due to a leak, I just thought I’d share.

Keystone Custom Homes Development, The Falls at Olde Mill

Well, this afternoon I visited with a client the, Falls at Olde Mill, a Keystone Custom Homes development. I must say, the programs they’re offering are cutting edge and I will definitely keep them in mind for future clients. I really like the program where you are guaranteed to not make a payment on your current home after you purchase a Keystone Custom Home. It has some details that I still need to iron out, but regardless I believe in the program. It could be especially helpful if you’re upside down on your current home.

Lebanon Apartment Complex Hunting

Well I checked out two 8 units properties/buildings this evening in Lebanon County/City. One had historic charm located in Lebanon City and really was interesting. The basement really had some history, next time I’m up that way I may even do some research about what the history of that property has been. It was priced reasonably well, but I think the maintence is probably going to exceed what’s shown. Not that they’re lying, but the amount shown for last years maintence really seemed low on a building pushing 100 years old. I know what our Lancaster city homes cost per year and they’re definitly not a 13,000sqft apartment building.

The second property was basically eight town homes in a package deal. It had a premium price, which I don’t think I’ll be able to justify. It sat on a little over an acre of property and had a lot of road frontage. It backed to a field that is current being farmed, I’m not sure if any development projects are in the works on that. With proper pricing, it could be an interesting investment. 

All in all, my trip to Lebanon County to check out some real estate went well. In the next few weeks I wouldn’t mind visiting some other markets just to see what is available. Not to forget, for only a 40 minute drive to Lebanon County/city from Lancaster County, that’s pretty reasonable for a prospective investment
